Regulating Plan

Prepared in 2014 during the first phase of the (Re)Imagine Gall Boulevard initiative, the U.S. 301/Gall Boulevard Corridor Regulating Plan is the framework for proposed form-based code. The Regulating Plan was built on the community vision described in the 2012 Zephyrhills Community Redevelopment Plan and public input obtained during workshops held specifically for the U.S. 301/Gall Boulevard area.

Framework

The Regulating Plan contains guidelines for three primary and interrelated parts the built environment: districts, streets, and building frontages. The districts guide the character of new development including its relationship to streets, buildings, and on-site parking. In turn, these character districts guide the design and operation of streets and building frontage types (e.g., residential, retail, mixed use, etc.).
